How do I know what my policy covers and when Roof Replacement is the appropriate option? The best way to know what’s covered or what is not covered is to contact your insurance provider and you should also call an experienced local Roofing Company that is properly licensed and insured. Some policies take the age of your roof into account at the time it is damaged. For example, if your roof is less than 10 years old, you may be covered for the full cost of repairing or replacing the damaged parts of your roof. If your roof older than 10-15 years,  you may only be reimbursed for the depreciated value. The depreciated value takes the wear and tear of your roof into account and the decreased value prior to the damage.

The cost of a Roof Inspection is low and very worth it when it comes to protecting yourself.  Remember that the insurance company’s goal is to keep their expense low and they do not always have the homeowner’s best interest. Provide your own documents from your Inspector’s findings. If the damage is determined to be from aging or poor maintenance of your roof, it will typically not be covered under your policy. Be sure to keep all documents for any prior roofing repairs or inspections to show that you have done your due diligence. 

What is the Age of Your Roof, and when should it be replaced? 

Age is also a serious issue when deciding between roof repair and roof replacement. If your roof is older than fifteen or twenty years, it may be time to consider a replacement. This, of course, depends on the material used to craft your roof. Metal roofs can last much longer when maintained properly. Asphalt shingles, on the other hand, top out at two decades of use. However, it is only a qualified Roofer that can determine if you are truly in need of a new roof or simply need a few repairs.
