We should start by telling you that all roofs are different. They are crafted from different materials, in different ways, with different teams of experts. For this reason, not all roofers provide the same Roofing Estimate for the same job.

That means you could pay anywhere from $300 to $800 per square. A “square,” in roofing terms, is equal to 100 feet of surface. The average roof is roughly 1,700 square feet – or 17 squares.

While most contractors will estimate a shingle roof replacement service at $4 or $5 per square foot – or $400 to $500 per square – variations will be consistent with the location of your home and the company you choose. For example, roof prices in Georgia will generally be lowed than roof prices on the Northeast or West Coast.

Why Does The Price Range Vary?

Obviously, the difference in each contractor’s Roofing Estimate is about more than location. On the low-end, you may find contractors underbidding because they are inexperienced or desperate for clients. For example, a start-up company may be willing to provide services for less cash because they need to build a client base. You may also find small companies with no office are able to charge less for the job without negatively affecting their bottom line.

You’ll want to keep an eye out for “weekend warriors.” These contractors bid low for roofing jobs, then provide services without any liability insurance or worker’s comp. This can be extremely hazardous for homeowners.

What Are Material and Labor Costs?

Architectural or dimensional shingles are thicker and longer-lasting than three-tab shingles and are more commonly installed by contractors who want to offer better value to homeowners. These shingles will likely cost you $75 to $100 more per square. They can last twice as long as three-tab shingles.

Finally, premium shingles are derived from high-quality material that could last up to fifty years. These shingles can cost anywhere from $450 to $750 per square installed, depending on your location and the contractor you choose. If you want high-quality, we suggest investing in these shingles.
